05.26.2015

Sterling Business & Technology Park located at Exit 17 on Interstate 84 in Sterling, PA is building a 25,000 SF spec building on Lot 4 and should be complete by June 30, 2015. The 100' x 250' metal Butler Building features clear span construction and is 19' high at the sidewalls. Two drive-in truck bay doors and 4 man doors will be installed initially. Additional doors, windows, loading docks, and other features can be easily added to the building. The building will be sold or leased as an insulated shell allowing a company to customize floor systems and the interior of the building. This is a great location for advanced manufacturing, assembly, e-fulfillment operations, distribution, and many other uses.

Lot 4 is 6.7 acres with frontage along State Route 191. Sterling Business & Technology Park features three phase power from redundant substations, a water reuse system, sewer and water systems throughout the park, high speed internet access, and a corporate campus feel. Trail and alternative energy systems are planned for the park. The entire project including the building, land, and site work will be priced competitively for companies that are expanding or relocating and will create jobs in the Commonwealth.

Operating in Sterling Business & Technology Park offers several advantages compared to other northern US business parks including lower start-up costs, lower operating costs and a more sustainable business model. The business park utilizes sustainable environmental principles with the recycling of wastewater through ultra-filtration, a conservation design and plans to incorporate alternative energy technology.
