Construction to Begin on 2.3 Million Square Foot Logistics Center in Schuylkill County

Hegins Township, Schuylkill County, PA - Sale of the site of the Rausch Creek Logistics Center, a planned industrial park off Interstate 81, was recently finalized.

A California real estate developer has paid $25.75 million for Rausch Creek Logistics Center, a fully approved two-building logistics park totaling approximately 2,387,295 square feet of industrial space.

CBRE, a commercial real estate firm, announced on July 29 the property was purchased for $25.75 million by Panattoni Development Co., based in Irvine, California. It was sold by Tremont FT LLC.

“This state-of-the-art industrial park will attract an array of prominent industrial users,” Michael Hess, a representative from CBRE, said in a news release.

The property totals 2.4 million square feet, which will include two buildings of 1,346,755 and 1,040,540 square feet.

Susan Smith, Schuylkill County planning director, said the land development plans for the center include two lots, a warehouse and distribution center.

The industrial park will have two access driveways, truck ports, employee parking lots and trailer storage areas for utilities, landscaping equipment and stormwater materials.

The property sits near the Interstate 81 and Route 209 interchange. Smith said most of it lies in Frailey Twp., with a small portion in Tremont Twp.

Smith said a four-way intersection will be constructed, and the existing road, Franklin Road, will be realigned. Smith said the road currently sits on an angle, so it will be straightened to a 90-degree angle for the intersection.

Smith said the county has not be notified of a start time yet, but the construction is estimated to last 255 days.

According to the press release from CBRE, construction will begin in early 2022.
