Sterling Business and Technology Park Adds New Site

The New Year brings a new pad ready site to Sterling Business & Technology Park. The 252-acre business park, located in Wayne County, Pennsylvania acquired its first tenant in 2013 and the area has been growing rapidly.

Located in the Pocono Mountains, just off Interstate 84 at Exit 17, the business park was created to capitalize on the local assets of Northeastern Pennsylvania (NEPA). To attract new businesses to NEPA, Sterling Business & Technology Park features pad ready sites with multiple incentives including lower operating rates, a high quality workforce and critical infrastructure.

Wayne Economic Development Corporation, the business park owner, listed a newly available pad ready site just in time for the New Year. The pad, located on Lot 4 within the largest business park on Interstate 84 in Pennsylvania, can accommodate up to a forty-five thousand square foot building. The purchase price for Lot 4 includes the land with site improvements plus an additional $150,000 of site development yet to be done as a bonus. The business park has three-phase power from redundant substations, central sewer and water, interior roads and multiple telecommunication providers.

Sterling Business & Technology Park is also an approved Keystone Opportunity Expansion Zone (KOEZ). The KOEZ distinction makes it possible for qualifying businesses locating in the business park to receive tax abatements on most State and local taxes through December 2023.

Operating in Sterling Business & Technology Park offers several advantages compared to other northern US business parks including lower start-up costs, lower operating costs and a more sustainable business model. The business park utilizes sustainable environmental principles with the recycling of wastewater through ultra-filtration, a conservation design and plans to incorporate alternative energy technology.
